Do you need a project manager ?

If you are a property developer, it is important to have a good development/project manager on your team. Experienced developers often use project managers because they can save you money in the long run.

Before we get stuck into some of the benefits. It’s important that I point out that engaging a development project manager isn’t going to make sense for all projects and in all circumstances and situations.

I’m going to put the key benefits on the table then it will be up to you to decide if they are relevant to you, your project and your situation.

1. Research
When looking to develop a site, research is an essential first step. A quality project manager will undertake the necessary research and provide valuable feedback and direction with regards to what you should build on the site in order to maximise its value. You don’t want to overdevelop or underdevelop – you need to make sure your spending money in the right areas. An experienced development management company can guide you in this regard. Don’t try to overdevelop your site – it will only hold you up in the permit approval.

2. Sales and Marketing
If you want to sell your dwellings off the plan prior to completion, you need to provide your sales agent with a good marketing plan and the proper tools to succeed.

Keep in mind that when selling property off the plan, you are essentially selling a dream. So choosing the right agent is key.

Most development projects will require pre-sales as evidence of market support before the bank will provide funding for construction. So you can see why this is crucial.

3. Right Builder for the Right Job
Horses for courses, this saying could not be more true in property development. The goal is not to find the cheapest builder, but instead find the right builder for the right job. Every builder has its strengths and weaknesses.

Having an experience project manager can save you a lot of time and money to find the right builder.
